A Year in Review
A month into the New Year and we are so excited about what's to come! But here at MODE, we just wanted to take a moment to reflect on the multiple families, builders, suppliers, and professionals that worked hard to help us achieve our goals in 2021. Lots has changed, such as a big move into the new office, and we just wanted to recognize some important new team members that joined MODE, setting 2022 up to be an exciting year! We look forward to building great relationships and inspiring projects along the way, and are so grateful for the opportunities we have been given, past and present. Cheers!
Below are a few projects we received approval on in 2021
Riverwalk Center
A new lifestyle mixed-use business center is located amongst the historic Allison Hall building in Oceanport, NJ. The original brick work and precast finishes of Allison Hall have been preserved, and the new buildings within the center have been designed to compliment and accentuate the historic integrity. The site is located within Fort Monmouth on the corner of a large intersection and along the public waterfront promenade. The new multi-building business center consists of retail space, offices, personal services, entertainment, restaurants, and more. The center is surrounded by new residential
neighborhoods and developments within Fort Monmouth.
Starbucks
This new ground-up Starbucks will be located off of Rt. 9 North in Monmouth
County. This stand-alone coffee shop boasts a rich, charcoal brick,
complimented with a natural wood veneer. The outdoor patio caters to the
local shopping community while the drive-thru offers convenience on-the-go.

Haven at Princeton
This new residential development is located in Montgomery, NJ on an old quarry. The residential
property is a mix of townhomes and affordable housing. The development comprises 122
townhome units amongst 24 buildings, and 32 affordable housing units within 2 apartment buildings, with outdoor amenity spaces dispersed throughout the site. The housing units are designed with a modern farmhouse feel, accented with a stone water table to pay homage to the site’s original legacy.
The Break
Small lot size but big impact by the beach in New Jersey. With limited space, we were able to create a 4 unit condo building, each with 2 bedrooms and 2 bathrooms with a private rooftop deck. Also included is a ground level parking garage and street access storefront.

Completed Projects in 2021!
The Ocean Club
Big design with a big impact, located on the boardwalk in the small town of Seaside Heights, NJ. The Ocean Club brings a new type of entertainment to this part of the Jersey Shore.
On the first floor, you'll find the meticulously designed restaurant and bar with on-beach dining. The second floor hosts rooms for private parties, banquets, and weddings. Both floors of The Ocean Club Restaurant have large ocean-front decks with breathtaking views.
The pool club is located next to the restaurant and consists of two floors of private cabanas with a pool on the boardwalk, surrounded by daybeds. Both aspects of The Ocean Club offer the best views on the Jersey Shore.
Goodwill
Located on Route 9 in Toms River, the Goodwill Donation Center is awelcome addition to the community. The split face CMU compliments thesleek aluminum panels above, while the front entrance adds a wood veneer towarm up the facade. The large, black-trimmed windows allow natural light toenter the warehouse. The space will serve as a drop-off center to serviceother Goodwill retail outlets in the area.
Church St.
This historic school house by the ocean is located in Long Branch, NJ, and is a perfect example of historic preservation. The original brick work, dentil trim, and precast cornices have all been preserved and restored to their original grandeur. The interior has been transformed from classrooms into apartment units, keeping the original hardwood floors and tin ceiling tiles. Even the original chalkboards have been implemented into the design.
